Loss prevention.

The old adage applies 'An ounce of prevention is worth a pound of cure'. No one likes to experience loss. For the insurance companies it means processing costs and paying claims. For the insured it means a loss of usage of the organ while the claim is processed and the repairs are completed, and of course, higher premiums. Several things can be done to help reduce the risk of loss:

1. Have the organ and surrounding areas inspected regularly for loss prevention. Have a report prepared with items to be accomplished to reduce the risk of loss. The report should include pictures of items needing attention.

2. Keep the organ clean. Organs, and their surrounding areas, tend to become collectors of parts, tools, and other items (including refuse). This poor housekeeping practice encourages vermin to nest inside organs, gives additional materials to possibly begin spontaneous combustion, can be a general safety hazard, and give an untidy appearance to the organ.

3. Have the roof over the organ inspected regularly. Any evidence of water leakage should be addressed immediately!

4. If the chambers are located below the ground level (such as in a basement) check for seepage.

5. Inspect gutters on the roof around organ chambers and clean regularly.

6. Remove and have re-routed all water lines and sprinkler lines away from the organ. If fire codes demand a fire suppression system within the organ, the system should be of a type that is not going to damage the organ if discharged, such as Halon.

7. Inspect the organ's wiring (both low and high voltage). Any damaged wiring should be repaired or replaced. Also consider installing fusing and/or circuit breakers in critical areas.

8. Permanently remove all space heaters from inside the organ! This is potentially one of the greatest fire hazards known. If the organ is inadequately being heated, space heaters are not the solution. Organ insulation and airflow should be addressed.

9. If any evidence of rodents are present, take steps to exterminate and remove them from the building.

10. Check all chamber surfaces for dampness. If dampness exists, take steps to dry and seal the surfaces.

11. Make sure that the organ is kept locked and secured from unwanted persons.

12. Do not allow anyone into the organ, unless absolutely necessary, without the organbuilder or organ technician present.

13. If in an active lighting area, make sure that proper lighting protection equipment is installed (lighting rods, surge protectors, etc.) and properly functioning.

14. If the organ is located in an area known for earthquake, make sure that the organ is properly anchored and braced to minimize damage during an earthquake.
